How Do I Get Started in Real Estate Investing?
You may already have the perfect home, but with Denver's hot market, you're probably not the first person to wonder—should I be investing in real estate? Meet with people who already do it to establish your game plan. This is a business, not a hobby—it's best not to dabble. Start with coffee and build up a reading list. Find out the goals you should set and the timeline you can meet so that you follow through. Hundreds of people think about investing in real estate, but only the people who take action actually do.
Do your math homework. Numbers don't lie. Avoid speculation as much as possible so that you know exactly how much you can afford. If your projected rental cashflow can't cover your mortgage, it's not worth your time.
Don't bite off more than you can chew! Real estate investment isn't passive. Sometimes, a property requires serious remodeling. Other times, you'll need to interact with tenants. Consider how you'll manage the property (or who you can hire to help you) before you sign up for it. You might also start small by renting out a room or basement in your house on Airbnb.
Speaking of help, find reputable contractors and realtors to help you facilitate the process. You are only one person, and if you are trying to do everything, you're probably going to burn out more quickly. Surround yourself with a winning team that you trust and that understand your vision and make it happen together.
