But what makes Highlands Ranch special isn’t just what you’ll find on a map.
It’s Saturday mornings at the soccer fields, afternoons at the neighborhood pool, miles of trails right outside your door, summer concerts and community events, kids riding bikes to their friends’ houses, and having the foothills and mountains waiting just to the west.

Is Highlands Ranch a Good Place to Live?
For many people, Highlands Ranch offers a pretty compelling combination: suburban convenience without giving up easy access to Colorado's outdoor lifestyle.
Located approximately 12 miles south of Denver, Highlands Ranch spans more than 22,000 acres and is home to a variety of neighborhoods ranging from established communities with mature trees to newer homes near open space.
One of the biggest differences between Highlands Ranch and many other Denver suburbs is the amount of infrastructure built specifically for residents.
Highlands Ranch offers four recreation centers, numerous parks, extensive trails, thousands of acres of open space, community programming, sports facilities, pools, playgrounds and year-round events.
You can live within minutes of restaurants, grocery stores, schools and shopping while still spending your evening walking a trail overlooking the Front Range.
That balance is a big part of the Highlands Ranch lifestyle.
Where Is Highlands Ranch?
Highlands Ranch sits in Douglas County, directly south of Denver and Littleton and west of Lone Tree.
Its location provides relatively convenient access to several major employment and lifestyle hubs throughout the south Denver metro area, including the Denver Tech Center, Lone Tree, Centennial and downtown Denver.
C-470 runs along the northern portion of the community, while I-25 is accessible to the east.
And when you're heading west instead of north?
C-470 also provides access toward the foothills and I-70 corridor—one of the reasons Highlands Ranch can be particularly appealing to people who want suburban living while still prioritizing hiking, skiing, biking and weekends in the mountains.

One of the biggest misconceptions about Highlands Ranch is that every neighborhood feels the same.
They don't.
Highlands Ranch was developed over several decades, which means the age, architecture, landscaping, lot sizes and overall feel can change considerably depending on where you are.
The community is generally divided into four primary areas:
Northridge
One of the earliest-developed areas of Highlands Ranch, Northridge features many established neighborhoods, mature landscaping and convenient access to C-470, shopping, trails and the Northridge Recreation Center.

Eastridge
Located toward the eastern side of Highlands Ranch, Eastridge offers convenient access to I-25, Lone Tree and the Denver Tech Center along with parks, trails, schools and the Eastridge Recreation Center.

Westridge
Head west and you'll find neighborhoods closer to the foothills, extensive trails and open spaces, with many areas offering beautiful Front Range views and convenient access to the Westridge Recreation Center.

Southridge
Southridge encompasses many of the communities in the southern portion of Highlands Ranch and includes a mix of established and newer neighborhoods, parks, trails, open spaces and access to the Southridge Recreation Center.

Find Your Highlands Ranch Neighborhood
Within those four areas are dozens of individual neighborhoods and subdivisions, each with its own housing styles, location, nearby schools, parks, trails and amenities.
Whether you're looking for mature trees and an established neighborhood, proximity to a particular school, larger lots, newer construction, mountain views, open space, a neighborhood pool, or simply a shorter commute, understanding these smaller neighborhoods can make a significant difference in your home search.

Highlands Ranch Schools
For households with school-age children, school boundaries are often an important part of deciding where to live.
Highlands Ranch is served primarily by Douglas County School District and includes numerous elementary, middle and high schools as well as charter and private-school options in and around the community.
One important thing to understand when searching for a home is that school assignments can vary by neighborhood—and sometimes even by address.
That's why my individual Highlands Ranch neighborhood guides include information about nearby schools and current feeder patterns as a starting point for your research.
Because boundaries and enrollment information can change, buyers should always verify current school assignments directly with the Douglas County School District before making a housing decision.

Parks, Trails & Open Space
If being outside is important to you, this is one of Highlands Ranch's biggest draws.
The community was designed with an extensive network of trails, parks and open spaces woven throughout its neighborhoods.
Depending on where you live, your regular walk might take you through a neighborhood greenbelt, along open space, past a playground or onto a larger trail network.
You'll find places for walking, running, biking, playground time, youth sports, picnics and simply getting outside without having to drive somewhere first.
And on the southern edge of the community, the Backcountry Wilderness Area provides thousands of acres dedicated to conservation, recreation and outdoor education.

Highlands Ranch Recreation Centers & Amenities
Ask a Highlands Ranch resident about community amenities and you're probably going to hear about the rec centers.
Residents have access to four Highlands Ranch Community Association recreation centers:
Northridge Recreation Center
Eastridge Recreation Center
Westridge Recreation Center
Southridge Recreation Center
Collectively, they offer amenities and programming that may include indoor and outdoor pools, fitness facilities, sports courts, climbing walls, classes, youth programming and community events.
The recreation centers are one of the features that distinguishes Highlands Ranch from many surrounding communities—and for families who actually use them, they can become a major part of everyday life.

Things to Do in Highlands Ranch
Living here isn't just about houses.
Throughout the year you'll find community events, farmers markets, outdoor concerts, recreation programs, youth sports, seasonal celebrations and activities happening throughout Highlands Ranch and the surrounding South Denver area.
There are also restaurants, coffee shops, breweries, shopping and entertainment nearby, with even more options just minutes away in Littleton, Lone Tree, Centennial and other surrounding communities.

What Are Homes Like in Highlands Ranch?
There isn't one “Highlands Ranch house.”
Because the community was developed over several decades, you'll find a surprisingly wide range of homes.
Options include condos and townhomes, traditional two-story homes, ranch-style homes, larger move-up properties and luxury homes. Depending on the neighborhood, you'll also see differences in lot sizes, architectural styles, mature landscaping, views, access to open space and neighborhood amenities.
This is another reason I recommend choosing the neighborhood first—not just the house.
A beautiful home can be renovated.
Its location, school boundaries, commute, lot, surrounding neighborhood and proximity to the things you use every week cannot.
